A double-storey rear extension adding 45m² of open-plan living space to a semi-detached Victorian property — bifold doors, roof lantern, and underfloor heating throughout.
The Brief
The clients in West Kirby came to us wanting to completely transform how they used their ground floor. Their existing kitchen-diner was cramped and dark — they had a young family and needed a proper space to live in, not just function in.
They already had planning permission sorted and a clear vision: bifold doors opening onto the garden, an open-plan kitchen and dining area, and a finish that matched the quality of the rest of their Victorian semi.
What We Built
We extended the full width of the rear elevation — 6 metres wide by 4 metres deep — using a structural steel frame to carry the first floor above. The project included:
- Full demolition of the existing single-storey lean-to
- New concrete strip foundations and drainage relocation
- Cavity wall construction with full insulation throughout
- Aluminium bifold doors (3-panel) across the full rear elevation
- Roof lantern bringing natural light deep into the plan
- Underfloor heating across the new slab
- Full plastering and primer coat — ready for the client's decorators
The steelwork was critical here: we removed an existing load-bearing wall to create a truly open-plan space at ground floor, fitting an RSJ beam to carry the load safely.
The Result
The finished extension added over 24m² of open-plan kitchen-diner — completely transforming how the family use the ground floor. With the bifold doors fully open, the whole rear of the house becomes part of the garden. The clients called it the best money they'd ever spent.
